What the material on these pages is for, and the several things it is emphatically not.

Revised October 2026.

These guides exist because foundation work in central Oklahoma is badly explained to the people paying for it, and a homeowner who understands shrink-swell clay asks sharper questions of every contractor who visits — including us. That is the entire purpose. It carries a limit, though, and the limit is worth stating plainly.

What none of this amounts to

  • Not an assessment of your house. Two properties on one street showing identical cracking can need twelve piers, or drainage correction, or nothing whatsoever. Construction type, how moisture has cycled, grading, tree position and under-slab plumbing all redirect the answer. Only a floor elevation survey taken at the property settles it.
  • Not an engineer's report. We measure, interpret and scope. A licensed professional engineer produces an independent document with no interest in how many piers get installed, typically for $350 to $900, and on a large or disputed job that document is worth commissioning.
  • Not a coverage opinion. Oklahoma homeowner policies generally exclude settling, shrinkage, expansion and cracking — the causes behind most foundation damage here. Sudden escape of water from plumbing may be treated differently, and earthquake damage needs its own endorsement. Your carrier decides, not this website.
  • Not a quotation. Every figure published here is a planning band. Your number depends on pier count and placement, and those come from the survey.
  • Not a permit determination. We tell you what Edmond Building and Fire Code Services generally requires for structural repair. The authority with jurisdiction over your address makes the actual ruling.
  • Not documentation of specific customers. Photographs on this site illustrate the conditions and methods described in the text. They are not presented as before-and-after records of particular properties.
  • Not a promise about the future. Piers hold the structure at the positions where they are installed. Clay everywhere else under the house carries on expanding and contracting each year, because that is what this soil does.

Something here reading as wrong or out of date is worth telling us about — codes shift, fees change, and we would rather correct a page than leave it misleading. If you are weighing a decision about your own property and the guidance does not quite fit what you are looking at, call (405) 358-4561 and ask before you act on it. Where any part of a structure looks close to failing, keep people clear and speak to a structural engineer or your building department ahead of anyone else.
